Never underestimate the power of lighting: it sets the stage for usability, ambiance, and a gleaming appearance. That’s why it’s an excellent area to consider improving in your kitchen. After you’ve examined cabinets, countertops, backsplashes and sinks, you still haven’t exhausted all of your cost-effective options for improving your kitchen’s value: you still have to take a look at lighting.

LIGHTING

Where
There are several places lighting is needed in a kitchen, including over the dining area and above the work area. Other lights in the kitchen include inside and underneath the cabinets and ambience lighting. Take a look at what is and isn’t working in your home’s current design; then decide what to update.

How
When choosing the type of light for your kitchen, take pictures of the room with you to the store to give you a better idea of how the fixture will look when installed. Remember you will want something that will provide an abundance of light over the area where you do most of your food preparation.

What
If you have a larger area, track lighting might be considered. A chandelier or a decorative fixture with a dimmer switch could be appropriate over the dining table area. Lighting inside the cabinets creates a dramatic look, but is only needed if the doors have glass or Plexiglas. Lighting underneath the cabinets can be functional or just add flair. Both areas can be illuminated inexpensively and quickly with small battery-operated or plug-in fixtures.

LightbulbIf you’re like the typical homeowner, heating and cooling bills take an unwelcome chunk of your monthly expenses. And keeping comfortable doesn’t just affect your pocketbook; it takes a toll on the environment, too.

In the interest of saving money and saving energy, these helpful tips are worth considering:

1. Set the Temperature.
Program the thermostat to a fairly steady temperature, and try to stick with it. By keeping it regular, you prevent the system from overworking, wasting energy and expense to return to a comfortable feel. Also, when you’re away, set the temp a few degrees lower.

2. Change the bulbs.
Flourescent lightbulbs last up to 10 times longer than incandescent ones. They’re more energy-efficient and, because they last longer, they’ll keep you from replacing (spending money) too often.

3. Purchase Energy-Efficient Appliances.
All kinds of options are available to today’s homeowner, and that includes greener alternatives for everyday appliances.

4. Check the Insulation.
Good insulation makes it easier for your home to stay warm in the winter and cool in the summer, by keeping the temperature inside. If this important detail is overlooked, your home may allow energy to escape, meaning more must be used.

5. Replace windows.
Double-pane, low-emissivity windows protect air in the home from the outside elements.

Adding value to one of the most important rooms in your home doesn’t have to be over-expensive. In fact, there are a number of cost-effective projects that will maximize your home’s presentation and appeal. As part of our continued series on cost-effective kitchen improvements, we’ve discussed the impact of cabinets, countertops and backsplashes. Now, let’s look at sinks and faucets:

SINKS/FAUCETS

A kitchen sink is a necessity, but it also can be the focal point. For this reason, the sink should always be in good shape. Take a look at your sink. Is it porcelain and badly stained? Is it stainless steel but dull and lifeless? Maybe it’s time to replace it.

Think about Size

To keep costs down, make sure your new sink has the same dimensions as the sink you are replacing.  The style can be different: for instance, you may want to replacing a large single sink with a double basin. However, the size and the location of the faucet and handles need to be the same. 

Know Your Options

While shopping at the home improvement store, take a look at the assortment of faucets as well. Since you are changing the sink, you may want to change the faucet, which will also change the look of the sink area. Faucets come in a wide variety of shapes, styles, and finishes, so look for something new, functional, and attractive. Just keep in mind that the holes in the countertop need to match those of the new sink. 

Faucets are used daily, so don’t be too frugal when choosing one. For this home improvement, think of the update as a lasting investment. Pick quality hardware and faucets.

Getting serious about real estate means getting serious about real estate terms. Do a little research in the field, and you’ll see one dominating truth: a successful investor is an informed investor. Arm yourself with knowledge, and you’ll arm yourself with power.

A variety of terms will arise as you get to know real estate practices. Take deeds, for example. What is a deed? Are there different types of deeds? How can they affect you as a buyer or seller?

WHAT IS A DEED?

Essentially, a deed is a legal document that describes a property and includes the names of the old and new owners; it is signed by the person transferring ownership. It contains information from the plot number in a subdivision to the property lines in a rural locale.

WHAT ARE DEEDS USED FOR?

When property transfers ownership, from one entity to another, the deed is the legal paperwork involved. It passes the property rights to a new owner.

ARE THERE DIFFERENT TYPES OF DEEDS?

Yes: warranty, grant, and quitclaim.

Warranty Deed: The seller/former owner warrants that there are no existing liens on the property in question. It is usually backed up by a title insurance policy. Within this category are general warranty deeds and special warranty deeds; the type depends on the degree to which the guarantor warrants the property.

Grant Deed: A grant deed makes some promises about the property: it’s not been transferred to someone else or encumbered.

Quitclaim Deed: Offering the least security, a quitclaim does not offer a guarantee that the property is owned lien-free. It makes no promises but serves to transfer ownership. This is common when property is transferred without a sale-when a divorce, a death, or some other personal matter is the cause.

Possibility #3: BACKSPLASH

A whole new look can be created by adding a backsplash in your kitchen.  A backsplash traditionally lies above the counters and below the cabinets, and it is available in a variety of forms. There are tiles, laminate and new stainless steel backsplashes. 

Tile/Laminate

Pictures or patterns can be created with tile backsplashes, but these can be more time-consuming to install. Laminate backsplashes are usually cut to fit the area and can easily be glued down.

Stainless Steel

With stainless steel appliances, matching backsplashes are very popular, as they add a modern feel to the room and clean easily. This stainless steel option is available in tile form or in a single sheet, and it’s fairly simple to install.

Why it Matters & How You Can Sell Yours to Buyers

The truth is, a property’s location is its most important feature. No buyer will appreciate your home’s renovated kitchen, spacious bedrooms, or designer decorating without first seeing them, and no buyer will see those things if you’re home’s not in the right place.

Not sure if your home’s location makes for an ideal sale? It’s time for a fresh perspective: a great location isn’t just about expensive neighborhoods or proximity to attractions. In fact, there are dozens of factors that contribute to a desirable locale. Take a look at these categories, and determine which of your home’s features deserve most to be highlighted:

1. Type of neighborhood: Is it urban, suburban, or rural? Are there large lots set far apart from each other or smaller parcels side-by-side? Is there a downtown area?

2. Community amenities: Does your home belong to a subdivision or a community that provides certain features? Pools, clubhouses, golf courses, playgrounds, trails, and lake access are among some of the bonuses included with certain communities.

3. School districts: What are the local schools like? How many are there, and how close by are they? Is there anything noteworthy, like low teacher:student ratios or an award-winning education program?

4. Healthcare facilities: Hospitals, urgent-care clinics, medical professionals, and nearby ambulatory services may be worth mentioning. Buyers will be glad to know healthcare is accessible.

5. Local transportation options: Think expressways, major routes, back roads, public buses, trains, even bike paths. If a potential buyer is a commuter, travel times to neighboring cities will be important. How far away is the nearest airport?

6. Proximity to other places: Are there any cities nearby? Where do locals often visit?

7. Restaurants and shopping: What kinds of dining and shopping opportunities are in the area? How close by?

8. Entertainment options: Are there major attractions in the area? You may want to mention beaches, lakes, theme parks, forest preserves, museums, sporting facilities,

9. Parks and recreation: Does the Park District offer anything special? How many public parks are there? What programs are available?

10. Future plans: What kind of changes are coming to the area? Do some homework to find out what future expansions and developments are looming.

More than anything, you want to think back to your experience as a buyer. What prompted you to buy your home? Was it close to work, in a private location, near your friends? Keep those factors in mind! Combine your home’s best geographic features with your best experiences living there, and you’re ready to talk about your home’s locale. Use this information in marketing, showing, and selling your home!

Improve Your Kitchen: Counters

In a recent article, we discussed the value of reexamining your kitchen’s appearance and functionality. Turns out, a little work can go a long way to improving your home’s value, and it all starts in the kitchen. Even minor kitchen improvements can make a dramatic difference. The first option we provided related to cabinet upgrades.

Here’s part two of our series:

Possibility #2: COUNTERTOPS

Clean

After cabinets, the countertops are probably the item most noticed by visitors to your kitchen. To achieve a new look on your countertops, clean them off!  Declutter: it’s that simple! By taking away toasters, toaster ovens, blenders, etc. and storing them in a cabinet or pantry, you open the look of the room. Potential buyers will find it easier to see the potential of the space. 

Replace

Once the countertops are cleaned, you may find they are damaged or outdated. If you’re handy, you may want to head to the home improvement store and select a new counter.  The more popular styles like granite or tile will be pricey, so you might want to invest in laminate, which is functional and available in a variety of colors and styles. Replacing the counter yourselves can save thousands of dollars, but make sure you know what you’re doing.

Remove

If you aren’t handy, consider at least removing the current countertop and only hiring a professional to install the new one. By removing the old countertop, you can save two to six hours of labor and 10 to 15 percent of the overall cost, depending on the size of your counters.

Improve Your Kitchen: Cabinets

If you’re like most homeowners, odds are you spend a majority of your time in the kitchen. You want it to be a room that’s inviting, functional, and attractive. So when it comes to selling your home, you’ll want to keep this important room at the top of your priority list. In other words, you’ll want to consider renovating.

Renovating doesn’t have to be expensive to be dramatic. In fact, even minor changes can net thousands of dollars in added value.

Intimidated to get started? Don’t be. The truth is: major remodeling isn’t always needed to update and improve your kitchen’s look. Take a look around and see what qualities you like in your kitchen and make a list of what you would like to see changed. Then do a little research into your options.

Possibility #1: CABINET UPGRADES

Usually located on at least two walls and often positioned near the floor and at eye level, cabinets are always noticed. Replacing them can cost thousands, but updating them is a lot less expensive and possibly just as full of impact.

Hardware

The easiest way to create a new but inexpensive, look for your cabinets is to replace the hardware. Remove the old drawer pulls, hinges, and cabinet handles and take a sample of each to the hardware store. Choose a new option that matches the holes from the old hardware for easy installation. Purchase a sample set and install it to ensure you are pleased with the new look. 

Paint/Varnish

A fresh look can quickly be created by retouching the doors. The first step is to remove the previous paint or varnish. A substance called trisodium phosphate is available at most hardware stores and can prep your cabinets for a change. Next, sand and clean the doors. Then, apply the new paint or varnish, and voila: a new look for less!

Glass/Plexiglas

Handier than most people? Enjoy a challenge? Then you may choose to transform your kitchen by cutting out the inner portion of one or more of the cabinet doors and replacing it with glass or clear Plexiglas. Although the task is time-consuming, it will dramatically change the look of your kitchen.

3 Water-Saving Home Improvements

Water FaucetIn our society, running water is a given. Probably the only time we give it any thought is when something goes wrong or when we get the monthly water bill. It’s a necessity, so we have to pay for it. But do we have to pay so much?

In actuality, there are a number of easy things you can do to reduce your water bill.

1. Get Everything in Working Order

Leaks – Did you know a dripping faucet can waste up to 20 gallons of water per day? One or more leaks-in the sink, the shower, or the tub-can really add up over time. By regularly inspecting your faucets, you’ll decrease your chances of leakage.

If you do find a leak, try replacing the washers. Older, often-used washers begin to let water leak; replacing them renews their efficiency. Or for a leaky toilet, replace the flange in the tank (the little piece that lifts when you flush) and make sure it fits snugly.

Insulation – Did you know insulating your pipes will make water heat faster and mean you’ll waste less water, waiting for it to heat up.

2. Simplify Your Water Use

Make this your mantra: waste not; want not. Try not to ever put water down the drain that could be used for something else. For example, cooled vegetable water can feed house plants.

Overall, see if you can find ways to use water less frequently: only do full loads of clothes or dishes; turn off the sink when you’re brushing your teeth; don’t boil a whole pot of water for one cup of tea. Avoid disposing of tissues in the toilet, where you’ll need to flush; just use a trash can instead.

Do whatever you can to minimize the amount of water you expend.

3. Upgrade

Replacing fixtures doesn’t have to be expensive. In fact, there are a few cost-effective improvements that justify their cost incredibly quickly!

Showerhead: Looking for a way to lessen the amount of water used in your daily shower? Consider a low-flow showerhead! It reduces the amount of water used; some models even offer pause buttons to allow you to stop the flow while shampooing.

A water-saving toilet uses half the water that a normal one does in flushing. Older toilets use five gallons per flush; newer ones often reduce this to 1.6 gallons per flush. When you multiply that by uses per day, per week, per month, this can add up to big savings!
