A lot of first-time homebuyers remain hesitant about the market. At the forefront of concern is the potential for job loss, as more companies need to downsize. Without a job, how would a new homeowner pay the mortgage? What happens when you’re laid off? California real estate agents have come up with a possible solution: Layoff Insurance.

California Realtors Unite!
The California Association of Realtors recently announced their plan for a brand-new program aimed at first-time homebuyers. The Housing Affordability Fund Mortgage Protection Program will be offered to those first-time buyers who lose their jobs, contributing up to $1500 for monthly mortgage payments. There are, however, certain qualifications that must be met upon applying to the program.

Applicants must:

  • be a first-time home buyer, having never owned a home in the last three years.
  • open escrow April 2, 2009, or later, and close on or before December. 31, 2009.
  • use a California REALTOR® in the transaction.
  • purchase the property in California.
  • be a W-2 employee (cannot be self-employed, a business owner, a temporary/seasonal worker, an educational employee on a scheduled break or military personnel and cannot work for their immediate family).
  • not be voluntarily unemployed.
  • not be on a leave of absence (death, pregnancy, disability).

If eligible, applicants may receive up to $1500 per month (for up to six months) to help pay their mortgage. The Association says it will spend $1 million on the program this year, and predicts that as many as 3000 families will benefit from the program this year alone.

Now the big question: How much does it cost? While the benefits may be taxable, the insurance premium is covered by the California Association of Realtors for one year. Basically, if you are unemployed for six months out of that year, and the benefits are not taxable, the first-time homebuyer could pay nothing.

The Rest of America
Other companies offer the same assistance to anyone, no matter where they currently reside in the United States. While most of the same qualifications needed to be a part of the California Realtors’ protection program are also required to participate in other plans, the big difference is that you are also eligible for unemployment benefits or if you are laid off due to disability.

Take the program offered by Paycheck Guardian: like the California Realtors, this program does not cover the first 30 days of unemployment. However, you will only be covered for four months instead of six. And unlike those who seek help from California Realtors, those who wish to use Paycheck Guardian must pay a monthly membership fee to receive the benefits.

Free Events

Don’t let this economy bring you down! Tons of free events are happening in the Chicago area everyday. Take a break from the work day by strolling down to Daley Plaza around lunchtime. Under the architectural Picasso gem, you can enjoy live performances, farmers markets and more!

Enjoy the sounds of jazz? On May 1, head to Warren Park around 7:30 p.m. as Eric Schneider plays a tribute to Benny Goodman, the “king of swing”.

On May 29, head to Tuley Park around 7:30 p.m. to enjoy the sounds of the Young Jazz Lions!

On May 2, gather your friends and family for Mayor Daley’s Kids and Kites Festival at Montrose Harbor in Lincoln Park. Free kites will be provided for children to design and create! Other activities include face painting, arts and crafts and variety of other entertainment options!

Want to make a difference in the world? Your chance is on May 9 at 9 a.m.! Volunteer your time with the Chicago Park District and help clean up the Chicago parks! Visit this website to choose from an array of parks that you can clean.

What to Keep, What to Leave Behind

When moving, deciding what to keep and what to leave behind is a crucial, yet bittersweet, job. In today’s buyers’ market, leaving behind a prized possession may score you a sale. Likewise, arguing to keep the item may lose you a sale. When it comes down to it, is finding a buyer more important than keeping your beloved belonging?

Household items that could stay or go often produce bickering between buyers and sellers, more often than you think. Take your dining room chandelier, for example. If you spend a hefty amount of your savings on it, it’s relatively new, or you bought it on a vacation or at a special event, you don’t want to part with it. It would look just as lovely over your new dining room table. But say the buyer sees the chandelier in the photos, falls in love with it, and assumes it’s staying. What now?

Before your house goes on the market, take the time to consider what items have significant value to you. Will you take or leave behind light fixtures, drapes and curtains, blinds, furnishings, shelving units, washer/dryer sets, kitchen appliances and plants?

With smaller items, store them away before buyers view your house. If you want to keep your living room drapes, for example, take them down before the photos and open houses begin. If it’s a larger item, like your refrigerator, make sure to emphasize that it is not included. This will help diminish buyer confusion later in the selling process.

Deeply consider if it’s worth the hassle of transporting this item to a new home! Take landscaping, for example. You are head over heels for that azalea in the backyard. It’s relatively young and you want it planted in your new yard. First off, you have to remove the foliage before you put your house on the market; otherwise it’s considered a permanent attachment. Second, you must check your HOA restrictions to see if removing landscaping is allowed. Third, consider how long the plant will be out of the ground and if it’s probable that it will live through the move.

Sometimes, it’s just not worth the hassle to keep a prized possession.

If you have already chosen a new home, consider the layout, theme and design of this home. If you’re downsizing, will there be room for the item? If you’re upsizing, is it worth potentially losing a buyer’s offer? Does your new home already come equipped with blinds, light fixtures or a washer/dryer set?

We all experience a profound attachment to a certain possession. When it comes down to keeping or leaving it behind, the quickest way to decide is to ask yourself, how much will you miss the item a year from now?

Choosing a Toilet

Toilet talk is often ignored when focusing on a bathroom, even though it’s the most used and most important aspect of the bathroom! We all use them; we all need them to be efficient. We’d even like them to fit in with the design of our bathroom and look nice, though we might not admit it. Luckily, toilets come in a wide assortment of shapes, sizes, flush methods, colors and designs! All of these aspects also factor into the price. After reading this article, your newly acquired toilet knowledge will help you choose a new, upgraded toilet!

Size & Shape

When deciding on a size, consider how large your bathroom is and how tall the common users are. To make sure that you shop in the right size vicinity, first measure the “rough-in”, which is the space between the wall and where the toilet is mounted to the ground. Choose a width and a height, and then choose an elongated or circular seat.

Elongated toilets are longer than the average toilet and add comfort for adult users.

Circular toilets take up less space and are usually considered more fashionable.

Style

A one-piece toilet looks like one giant piece, though really it’s about five or six pieces that fit smoothly together. These are stylish, seamless and easier to clean.

A two-piece toilet is the more traditional, possibly cheaper style. The bowl and the tank are bolted together. Since this style is older, it’s easier to find parts for fixing.

Wall-mounted toilets mount right onto the wall and are ideal for handicap accessibility. For these, you need thick walls to hold it in place, and the water flushes through the wall instead of the floor. These will cost more to install.

Flush

To save water consumption, a law went into effect in 1994 that states toilets can only use 1.6 gallons of water when flushing. For this reason, it’s incredibly important to find a flush with strength, durability and efficiency.

A gravity flush is the most traditional type. It uses natural gravity to flush the water down a valve that opens when the toilet handle is pressed down. This method is quietest, but it might not always be strong enough and it sometimes creates moisture on the outside of the toilet bowl.

A pressure-assist flush uses the home’s water supply to assist in flushing. Pressure and gravity work together to create a more powerful flush. This is a much noisier flush and is harder to repair.

A vacuum-assist flush has an actual vacuum inside the toilet tank that sucks the waste out. It is quieter that a pressure-assist and stronger than a gravity flush. Since the makeup is similar to a gravity flush, it’s also easier to fix. These are the newest type of flush and most likely the most expensive.

Design

How much does style matter to you? Just because commodes are a necessity doesn’t mean we can’t have fun with toilet design! If you’re remodeling your entire bathroom, sets are available so that the toilet’s finish matches the shower surround and the vanity. Just updating the toilet? All different colors and finishes are available! However, keep in mind that if you plan to sell your home, neutral décor is better.

Price

Toilets are constantly modernizing and offering more. Depending on how much you expect from your toilet, it can range from $100 to $4500! The average is between $150 and $400. If you really want your toilet to act as a throne, splurge with a heated seat, an automatic flush or a dryer. It all depends how much the toilet, and the added value to your home, is worth to you.

Now that we’re in the midst of spring, it’s a great time to talk about green options that extend beyond interiors and to the outdoors. In terms of ownership, this means landscaping.

Truth is, there are a lot of easy steps you can take to make your yard work more eco-friendly. Being knowledgeable of these opportunities is half the battle; the other half is simply putting the steps into place. One of the biggest steps you can take to improve the effect of your landscaping on the environment relates to an issue so simple, you might not even realize how important it is: storm water.

Did You Know?

Storm Water Can Run off and Damage Water Supplies! The biggest threat to today’s quality water supply lies in stormwater runoff! The rain water or melted snow that doesn’t thoroughly soak into the ground can run off of streets, patios and blacktop into sewers, rivers and waterways, transporting undesirable elements (think pesticides, waste, sediment from construction, etc.) that harm the water. The water becomes undrinkable, worsening water shortages. In other cases, the storm water can add to flooding problems and the damages caused by it.

Paver Stones or Bricks are Greener Alternatives to Asphalt/Concrete! Spaces between pavers allow for more water retention, reducing the amount of stormwater runoff. Other alternatives include trenches around problem areas, downspouts redirected from the roof towards foliage rather than sewers and the addition of organic materials to soil. Also note that in terms of water absorption, plants are better than lawns and exposed soil should be covered with materials like wood chips or mulch.

Rain Barrels Conserve Rainwater for Plants! By using a rain barrel, you collect storm water to later use in watering plants. This not only reduces stormwater runoff, but it also makes your plant-watering more efficient!

Pull up to a home—any home, anywhere—and evaluate what you see. That initial impression you get, created by everything from the surrounding landscaping to the building’s façade, determines the curb appeal of that property.

A popular buzzword in today’s real estate, curb appeal means simply what you’d expect: it is the appeal of a lot as seen from the curb.

Because it is primarily concerned with first impressions, curb appeal becomes all-important in terms of a home sale. As in job interviews, first dates and meetings with new business clients, you only get one chance to make a first impression. The opportunity to impress a buyer can disappear in moments, and what the exterior of your home says can just as easily turn a buyer away as it can lure him or her inside.

At the same time, when done right, curb appeal has the potential to wow interested buyers, making them say things like, “This is the one!” before even opening the front door. So it’s no surprise that this hot topic has inspired several television programs and remains a common subject of home-improvement magazines and Web sites.

If you’re selling a home, make sure it starts off on the right foot with potential buyers! Here are five factors that contribute to curb appeal: Evaluate each from the perspective of a visitor. Strengthening these aspects will strengthen your home’s curb appeal!

1. Maintenance: The structure of your home says a lot to buyers about the interior. If the exterior has been well-maintained, it implies that the living spaces will be the same way. Take a good look at your home: Is anything in need of repair? Inspect the doors, windows, screens, railings, trim and building façade. Many times, it’s a good idea to give your home a fresh paint job, to help strengthen the like-new impression.

2. Walkways/Driveway: If buyers will pull up your driveway and step onto your front walkway, you can be sure they’ll notice cracks or damages. Not only should be repair such things, but you may also choose to powerwash the driveway for a fresh appearance, or in certain cases, it’s a good idea to repave it.

3. Landscaping: Think of flowers and other foliage as the accessories of real estate, like a great bag or a necklace add style to your wardrobe. Perfect for adding punches of color and decorative accents to your property, landscaping can be designed to your liking!

4. Manicuring: No matter how much you invest into your landscaping, it won’t be worth much if you don’t take care of it. Mow the lawn, trim the bushes, pull weeds: do everything possible to make the foliage look its finest!

5. Overall Effect: Beyond evaluating each factor of your curb appeal, it’s also important to look at the overall effect. After all, this is what potential buyers will most likely notice first. Aim to create a seamless, coherent appearance by painting the home façade and the garage in identical or complementary colors, for example. Whatever landscaping you add, make sure it all coordinates nicely.

Smells Can Make (or Break) a Showing

Because a home showing is primarily about creating an experience, convincing the potential buyers not just intellectually but emotionally that they should buy it, sensory details matter. You want to use every tool at your disposal, from sights (Curb appeal! Staging! Lack of clutter!) to sounds (noisy pets, for example) to the subject of this post: smells.

All of us have stepped into a home that smelled inviting, whether it was because of fresh air flowing through windows or a hearty pot roast cooking in the oven. Your goal, as a seller, is to make sure your home offers that kind of aroma.

How can you do this?

Most importantly: CLEAN!
Ridding your home of any bad odors is half the battle when it comes to smells. For tips on that topic, see this Buy Owner Blog article, “Eliminating Odors”. When you decide to sell, it’s a good idea, right at the beginning to do a thorough, top-to-bottom cleaning of your residence. (If you’re interested in making your own cleaning products, click here.) Beyond that, here are some specific strategies:

• Are you a smoker? You must get rid of the smell. There are several ways to do this, but you’ll have to get aggressive. In addition to a thorough cleaning (scrubbing, washing, etc.), you will probably want to repaint the walls with a shellac-based primer. It may also be necessary to replace the carpeting or, at the least, have it professionally cleaned. After you’ve finished eliminating any trace of smoke residue from your home, ask a friend to come over, one who is not a smoker preferably, and ask if he or she can still smell something. If not, you’ve done your job correctly. Note: for the duration of your home listing, you should not smoke inside. At all.

• Do you have pets? The people who end up buying your home could be huge animal lovers, but, trust us, they don’t want to smell yours. As with the smoke smell described above, your goal is to completely eliminate any trace of pet odor completely. Pick up any droppings in the yard and dispose of them, too. Buyers should be imagining summer barbecues, not scraping waste off their shoes.

Another good idea: Add Fragrance!
When your home has been thoroughly cleaned, you won’t need to add a lot of fragrance to make it show well. If the weather’s nice, open the windows to let fresh air flow inside. You can also add other homey scents, but remember some potential buyers could have allergies or sensitivities, and, if so, overdoing fragrances could have the opposite effect you want it to.

To get your creative juices flowing, here are a few suggested smells you may want to use:

• Baking: Whip up a batch of cookies or a cake before the showing, and offer it to buyers when it comes out of the oven. With this idea, you’re engaging both sense of smell and taste!

• Citrus: You could use orange or lemon/lime plug-ins, of course, but for a more subtle effect, place a bowl of fresh citrus on the table in the kitchen or a living area. Bonus: What’s more eye-catching that a beautiful bowl of fresh fruit?

• Scented candles: Be careful with this option, and make sure any candle scents complement, rather than detract from each other.

• Fresh-cut flowers: In season, why not pick some fresh flowers from your garden to display inside? It makes a great conversation piece for buyers and another way to highlight your home’s landscaping.

Despite the many incentives aimed at today’s buyers, prospective home owners are still leery of entering the market. The first-time buyer tax credit and the lowered mortgage rates may have warmed things up, but these benefits haven’t removed all hesitation – not yet, anyway.

So what factors are holding buyers back?

Fear: Buyers worry home prices will drop further, meaning depreciated value as soon as they buy. Along with that, they fear mortgage rates will continue to get better and further incentives will be rolled out – it’s a matter of waiting to see if a better deal is out there.

Publicity: The hype surrounding today’s real estate market makes it a frightening prospect for buyers, whether veteran or new. It’s not hard to find a newspaper or magazine article decreeing the surplus of for-sale properties and lack of ready purchasers. When things seem uncertain, buyers follow suit.

Logistics: Even in addition to fear or talk of a bad market, current home owners looking to move have an added problem – they may need to sell their existing homes first, and if that’s taking longer than expected, the buyers may question the decision to move.

Understanding the causes of buyer hesitation can help sellers through discouraging periods of a home sale. It’s also a great reminder that sellers need to price competitively and aggressively, more now than ever.

Spring Events: Tampa

There is no better time to tool around Tampa than during the spring! As always, Buy Owner has the inside scoop on the happenings around town.

• OUTDOOR EVENTS allow you to get out in the sunshine and experience all that Tampa has to offer!

Island Fest: The theme of Island Fest is called “Land, Air & Sea!” Bring everyone together for free airplane rides, youth sailing demonstrations, live entertainment and art/vendor exhibitions! There are also plenty of food and drink stands to keep you going throughout the day. This event takes place on Saturday, April 18.

Taste of New Tampa: The 16th Annual Taste of New Tampa is being held on Sunday, April 19, from 1 to 4 p.m. It’s a Health and Business Expo coupled with the Taste of Local Area Restaurants to raise money for local charities. Local area restaurants come together with the local business and medical professionals to raise money for local children’s charities. On the day of the event, adults pay $15, children over the age of five pay $10 and those five and under are free. Visit NewTampa.org for more info.

Arthritis Walk: There is plenty of time to frolic around Tampa during the spring. But how about participating in a fun event that raises awareness? The Arthritis Walk is taking place at Al Lopez Park in Tampa on Sunday, May 2. Registration begins at 8 a.m. and the walk starts at 9 a.m. You can choose between a one-mile or three-mile walk route. If you can’t make out to the walk, you can still donate to the cause!

• TAMPA SPORTS begin with a bang! Baseball is back! The Tampa Bay Rays had a winning season last year and made it all the way to the World Series. Their upsetting fall to the Philadelphia Phillies should fuel their desire to play hard and get back to the big game this October. The 2008 Rookie of the Year, Evan Longoria, hopes to lead the AL in homeruns and take his team to victory this time around.
