Reason #22 to Sell with Buy Owner: Schools Listings

Jan22

Leave a Comment Written by Shanna

As we pointed out yesterday, Buy Owner’s advertising includes customizable Google maps that can show not only streets, highways and your home’s location, but also schools!

In addition to appearing on the map, each school in the area is also listed at the bottom of the page and grouped into categories, which are customizable: Combined, Elementary, Junior High, Kindergarten/Preschool, Middle School, Senior High School, Private and Universities & Colleges.

Don’t want the schools shown? No problem. Want to look at the map with just public or just private schools? No problem. Want potential buyers to be able to see what schools are near your home? Done.

This is just one more feature of your Buy Owner advertising!

Reason #7 to Sell with Buy Owner: Qualified Marketing Consultants

31 reasons

With a skilled marketing consultant at your side, the process of advertising your home won’t seem so complicated! Here’s what you can expect when a Buy Owner marketing consultant meets with you: A thorough discussion of your home’s features and amenities, while you sit down together in it. Advice on how to make your home stand out. A variety of customizations for you to choose from.

When you meet with your marketing consultant, feel free to take him or her from room to room in your house to explain everything you would like a potential buyer to know. Each rep takes detailed notes, from the type of flooring to the style of the windows to the brands of the appliances, and this information is put together to create your custom ad at BuyOwner.com.

When you meet will be up to you. What gets focused on in your advertising will be up to you. Your consultant is there to make sure what you want is what you get, and that’s what makes Buy Owner so unique.

31 reasons

With Buy Owner, you pay NO commissions. Period. This means more money in your pocket: you won’t have to pay real estate agents 6% of your home’s selling price, and you could even price more aggressively while still saving money!

Think about this: People who use Buy Owner save thousands of dollars simply by choosing to sell their homes on their own. For example, six percent of a $250,000 home is $15,000. With Buy Owner, cut the commission and keep your money.

New Features at Buy Owner!

map

Buy Owner® has recently added maps to our online advertising, as well as updated our schools sections! These exciting new features give you the ability to enhance your property’s marketing the way you’d like, giving you maximum customization and control.

Here’s how the new features work:

NEW MAPS

Buy Owner advertisements now display custom maps that allow buyers to see where your home is located. Buyers who view your property can click for three different map views: (1) Map: the default option with street names (2) Satellite: a bird’s eye view from above or (3) Hybrid: a combination of the two that shows street names and a satellite view.

As a Buy Owner seller, you can make several customizations to these maps, all from within your Seller Tools online. You can move the pinpoint of your home to the exact spot where your residence should be, and you can choose whether or not to display your street address when a buyer clicks the marker. Plus, if you’d rather not show the map, that’s fine, too: Simply click the option to remove the map from your ad, and it will no longer appear!

UPDATED SCHOOLS SECTION

Buy Owner advertisements now benefit from an enhanced schools section! As always, a list of schools is available on your property’s advertisement, but now that list can show (1) public schools (2) private schools and (3) local colleges/universities.

As a Buy Owner seller, you decide to show all, some or none of these listings. From within your Seller Tools online, you can check the types of schools you want to show, and remove the check from any you don’t. It’s that simple! When buyers view your listing, they’ll be able to see the types of schools you’ve made available.

Log in to your Seller Tools to experiment with these new features, and customize them to your liking. Call our customer service department if we can be of any assistance.

We hope you enjoy these new features – one more way we at Buy Owner give you control over your home sale because at Buy Owner, it’s U that makes the difference!

6 Tips for Selling in a Slow Market

Sep28
2008
1 Comment Written by Shanna

Even in a slow market, people buy homes. Whether due to relocation or life changes or something else, they need to find places to live. It’s just that in a slower market, there are fewer buyers buying, meaning there are plenty of homes for them to choose from. Available buyers can choose from the cream of the crop, usually at affordable prices.

So what does this mean for you as a seller? Simply put, it’s not enough to stick a sign in the front yard and continue life as normal.

Essentially, selling in a slow market is all about outshining the competition so you can appeal to the smaller pool of buyers. How can you do this? Here are six ideas:

1. Comparison Shop: Are there other homes for sale in your neighborhood? What about in your city for the same price range? Compared to these other for-sale properties, which you can be sure buyers will see, how does your home stack up? Knowing this information will help you know what needs to change (amenities, price, etc.) and can give you a great starting point for preparing to sell.

2. Advertise Aggressively: You need to get the word out about your home, ideally at a highly trafficked website that can appeal to visitors worldwide. Buy Owner is the nation’s leading “For Sale by Owner” company, providing customized individual ad pages with virtual tours, professional photography, quality descriptions and more. Advertise your home at a site like BuyOwner.com for maximum exposure.

3. Improve Curb Appeal: First impressions are incredibly important. The initial appeal (or lake thereof) can encourage a buyer inside or deter them from ever entering. Manicure the lawn, plant flowers, power-wash the driveway and/or walkways. The front of your home should wow anyone who pulls up.

4. Stage the Interior: Effective staging should showcase your home’s strengths by opening up the rooms with strategic furniture and décor placement. The goal should be making it easy for buyers to see themselves living in your home.

5. Offer Incentives: When you’re trying to stand out amongst other for-sale properties, incentives are a sure bet. Offer to give money back to the buyer or throw in some bonus with a completed sale, be it new carpeting or a vacation getaway!

6. Think Outside the Box: Selling your home fully furnished could be a selling factor for interested buyers. Even throwing in extras like appliances, a lawn mower, etc., may be enticing. Alternatively, you could offer a rent-to-own option, or you may choose to just rent altogether.

Two Ways to Sell When Out-of-Town

Nov21

1 Comment Written by Carrie

Showing your home is convenient when you’re still living there or somewhere nearby. However, if you plan on taking a small vacation, or if you are purchasing a home out of state, and need to travel to finalize the moving process, how do you show your home while you are out of town? Consider these options:

1. The Buy Owner Website

Before you leave, make sure that you are happy with your Buy Owner ad. Does it highlight the most important aspects of your property? Your neighborhood? Another thing to keep in mind is that Buy Owner offers ad packages that include virtual tours and a certain amount of photos. With these packages, potential buyers can feel like they’re inside your home, even without visiting it.

2. Enlist a Friend

It is crucial to have a plan in place for showings in person. For a brief guide on how to get ready for a showing, take a look at this recent post: Preparing for a Showing. When you’re out of town, especially if it’s for an extended period of time, consider finding a close friend or a relative who’d be willing to do it for you. Who better than someone who has visited (or lived in) your home and knows it as well as you do? Just be sure to leave your contact information in case questions should arise from potential buyers. This way, you will still be able to manage your showings without having to be there in person.

Alternative Solution: Put it on Hold

Not interested in dealing with potential buyers while you’re away? No problem! Through your Buy Owner Seller Tools, you can mark you property on hold until you get back. For more information, contact Buy Owner’s customer service department.

Happy with Buy Owner!

From a recent satisfied customer:

“I’m very happy with my experience: we sold and got a good price! We informed the buyer that we were starting to list with Buy Owner and that made things happen quicker.  I think it helped us get to agreement quicker.

The staff was professional, very straightforward, definitely on my side, and helped me market my condo in the most effective way possible. The Buy Owner flyer is very professional; it helped me communicate the value of my property very well.

I recommended you to my brother as well who just signed up with you. Thanks, Buy Owner!”
