According to an article in the Lansing State Journal last month, the most important home improvements you can make are in the kitchen and the bathrooms. Not only do renovations to these spaces improve your enjoyment of your home, but they also increase your home’s value. Often, sellers will recoup most of the renovation investments in a higher selling price!

Here are some suggestions offered by interior designer Elizabeth Falconer, who was interviewed for the Lansing State Journal article:

  • More kitchens: It’s increasingly common for homes to have second kitchens in the basement or outdoors. Even a mini kitchenette adds value in the minds of buyers.

The Truth about Energy Star Ratings

You may have heard about the recent investigation conducted by the U.S. Government Accountability Office (GAO) on Energy Star rated appliances, which found that the Energy Star program is vulnerable to fraud and abuse.

This Energy Star program began in 1992, managed by the U.S. Department of Energy and the U.S. Environmental Protection Agency. Appliances with Energy Star ratings are said to use less energy and release less pollutants. Because government tax credits are available for consumers who purchase Energy Star products, $300 million from the American Recovery and Reinvestment Act is expected to be used for this purpose.

To test the reliability of the Energy Star rating, GAO submitted 20 fictitious products with energy-saving claims. Of these 20 products, 15 were accepted by the Energy Star program, proving that the program is vulnerable to fraud and abuse. The program does not verify energy-saving data submitted by manufacturers, which means manufacturers are basically self-certificating their products. To read the entire report from GAO, click here.

What does this mean for consumers like you who are trying to make your home more energy efficient? It means that you should still strive to purchase products with Energy Star ratings. Though the program might have certified products that aren’t truly energy efficient in the past, the program agreed to strengthen the program with a more rigorous screening process. This investigation is wholly positive for consumers like you, because from now on, you can rest assured that a close eye will be kept on items that pass with an Energy Star rating. The program will be stronger than ever, as will the energy efficiency levels of the products. If you still have a hard time trusting the program, research a product before you purchase it to find out the average energy usage that it uses per year. Don’t give up on saving energy and receiving tax credits for doing so!

In contemporary homes, the kitchen is usually the centerpiece of the layout. As we’ve previously stated in blogs, the kitchen and the master bedroom are the two most upgraded rooms, the rooms that potential buyers pay the most attention to. Do you want your kitchen to radiate a contemporary and upgraded appearance that will be remembered, without the hassle of draining your bank account?

Here are some quick upgrading tips that will allow your outdated kitchen to show off some modern flare:

• Upgrade the lighting. A simple task like this will brighten the entire room, while diminishing the old fixtures that look like rusty antiques. Scattered track lighting is the best approach, and adding dimmers will provide even more lighting options.

• Upgrade the cabinets, without replacing them. If new lighting displays more nicks and stains than you knew existed, sand the cabinets and paint a glossy finish over them. Or paint them white. To add a unique feature, replace a few cabinet doors with glass doors that allow you to show off your fancy dishware.

• Upgrade the seating arrangements. If your kitchen includes a breakfast nook, upgrade the light fixture or the window treatments. Add a rug, in order to separate it from the rest of the kitchen. Purchase new breakfast bar stools or droplights, or if your large kitchen displays wasted space, add an island!

• Upgrade the sink. A dirty, scratched up sink doesn’t allow a potential buyer to imagine a clean environment. Polish up the existing sink, purchase a new faucet for the sink, or add a garbage disposal or a water filtration system.

• Upgrade the countertops. Decorative laminate is available for a reasonable price, and the décor looks much like the expensive options, such as granite. Laminate also lasts forever and is easy to clean, which a potential buyer should appreciate.

In keeping with that idea, here are a handful of green products that can help improve your kitchen:

  • Biodegradable Trash Bags: Created by Perf Go Green, these kitchen trash bags can be used and thrown away; they’ll be totally broken down within two years. Made of recycled plastics, they are fully biodegradable, making them a smart, green solution for disposing of your kitchen garbage.
  • Energy-Star Appliances: Appliances with the Energy Star rating are said to offer the best performance with the benefit of energy savings.
  • New countertops or cabinetry: Today’s building industry offers a variety of eco-friendly materials with which to outfit your kitchen, from concrete to formaldehyde-free to EnviroSLAB. If you’re planning to update your kitchen anyway, why not do it with green products?

In previous articles, we at the Buy Owner Blog have given you several ideas for eco-friendly improvements. Specifically for your kitchen, we’ve offered tips for everything from how to choose new appliances to how to select materials for flooring, windows, cabinetry and lighting.

In this post, we’re getting even more specific, focusing on an aspect of your kitchen you really couldn’t do without: the sink.

Here’s what you may not know about sinks: not only are they a necessary part of a functional cooking space, but they also can be a great way to go green, particularly if you choose well in the type of material they’re constructed from.

Materials to Look for:
Eco-friendly sink materials include stainless steel and cast iron, both of which are recyclable and sometimes available used at salvage yards. As an added bonus, stainless steel is very easy to find and in a variety of sizes; plus, it’s easy to clean!

Think about Counters:
Sometimes it’s possible to extend the same material from the countertops to the sink, creating a seamless transition of work space and minimizing bacteria-harboring crevices.

Under- or Surface-Mounted?
Because they are easier to clean, under-mounted sinks may be preferable to surface-mounted ones, despite being more difficult to install. Just note that the material you’ve chosen for your counters may limit the type of sink you’re able to pick—for an under-mounted sink, it’s best to choose concrete, stone or some other solid-surface counter.

Other Reminders:
• Your kitchen is also a great place to add a water filtration system, which we’ve written about in a previous Buy Owner Blog article here.
• A foot pedal makes you more aware of how much water you’re actually using, and it doesn’t allow you to walk away with the water still running.
• Change the faucet to one that is low flowing, and save on energy. Lower water bills aren’t just good for you and the environment; they’re attractive to buyers!

With all the cooking, baking and entertaining you do in the kitchen, it’s easy to see why it sometimes gets out of control with clutter. By keeping your pantry neat and organized, you will improve the appearance and functionality of your kitchen while maximizing the storage space in your home. Here are 10 helpful tips for organizing your pantry:

    1. Take everything out of the pantry.

2. When you’re piling everything on the counter, try to keep like items together so it will be easier to organize later on.

3. Check the dates on the food and get rid of anything that is spoiled or expired.

4. Wipe down pantry shelves and replace the shelf paper.

5. Be sure to use square containers to store items, as round containers waste space.

6. Label containers and shelves so it will be easy to find what you’re looking for.

7. When placing items back in the pantry, group like items together. For example, keep breakfast foods like cereal and oatmeal on a shelf separate from baking goods, canned goods and snacks.

8. Canned items can be grouped even further by separating canned vegetables from canned fruits and soups. The same goes for box mixes like macaroni and cheese, rice, pastas and bread mixes.

9. Items you use most should be at eye level, while items you don’t use very often can be stored at the bottom of the pantry.

10. Heavier items should also be stored on the floor or on a lower shelf.

Remember, there is no right way to organize your pantry. Just keep things organized in a way that works for you!

For many homeowners, the refrigerator is the first big purchase for their kitchens. It’s one of the most important appliances in a kitchen, and today, this basic necessity is loaded with options.

If it’s come time for you to make this big purchase, make sure you have all the information you need so you can make the best choice for you. Did you know, for example, that a refrigerator can last more than 15 years? It’s true. So the fridge you want now needs to be the fridge that can accommodate your needs then.

Here the important factors to consider when you buy:

1. Kitchen Size: Probably the most helpful determining factor is size, and it narrows down the appliances you should consider. How much space do you have in your kitchen—is there a set cut-out for the fridge or do you have a little flexibility? Think not just about height, width and depth of your fridge; measure its size when opened and picture that in your space. Will you be able to get things out easily?

2. Personal Needs: After you know what you can fit in your kitchen, think about how much space you need for storage. Two people will usually need between 8 and 10 cubic feet of space, and you’d want to add an extra cubic foot for each additional person in the household. When in doubt, buy the bigger size: it’s much easier to have too much space than too little, which will force you to waste time squeezing groceries inside. If it will be hard to fit the right size fridge in your kitchen, you could also consider an extra refrigerator or cooler for the garage or basement.

3. Types of Models: Today’s refrigerators are all about options: side-by-side, top-bottom, different colors, ice/water dispensers. Often, the fridge will have adjustable shelves to accommodate a variety of food sizes. Ultimately, which of these things you should choose is completely dependent on you. Take the time to determine what you want and what works best in your space.

4. Accessories: Just for your reference, here are a list of additional options you could choose for your refrigerator:

a. Spill-proof Shelving: Designed to minimize leakage through the fridge.
b. In-door drink sections: Smaller, mid-level compartments that hold beverages or other items. Big plus: this saves energy by not requiring you to open the whole refrigerator.
c. Storage bins and crispers: With compartmentalized temperature controls, these sections allow you to keep produce fresh.
d. Bottom freezers: Putting the freezer sections into pullout drawers and the bottom allows the refrigerator section to be side-by-side at eye level.
e. Deli/meat keepers, butter keepers: Compartments designed to aid organization.

5. Energy Efficiency: If you’re interested in going green with your appliances, look for a refrigerator with the ENERGY STAR® label. Not only is this a more eco-friendly option, but it also can provide great savings to you, by reducing the cost of operating the machine.

The same goes for appliances. Many people believe that the more expensive brands look the best in their kitchen and work most effectively. However, every appliance boasts different needs and requirements, and not all of the expensive brands may suit your lifestyle.

Are you considering new kitchen appliances? After taking a look at this recent Buy Owner article, there are a few things you’ll want to keep in mind. Aside from affordability, what else do you need to consider?

  • Space: If your kitchen is fairly small in size, you may need to purchase smaller appliances. If the laundry room boasts mostly cabinet space, you may need to look for a stackable washer and dryer. Always measure the rooms before you even start your search!
  • Style: White appliances are a basic standard. However, stainless steel is a decorating a favorite. Some refrigerators even come with chalkboard doors or wood paneling that will complement cabinetry or flooring.
  • Design: For example, in regards to refrigerators, you could get a side-by-side, a freezer-on-top or a freezer-on-bottom. Each major brand features a specific look, as well. Once you know the size you need and the style that would best suit your decorating taste, it’s time to pick a design.
