Numerous factors affect the housing market, and right now, decreased home values and increased foreclosures go hand in hand. To prevent neighborhood vandalism, you could create a community watch party. Gather your local neighbors for a meeting to discuss watching over vacant homes on a regular basis. Perhaps you could create a schedule so that someone is keeping an eye on vacant homes at all times. If any suspicious activity is spotted around a house, or anywhere in the neighborhood, the person on watch duty could call the local police department to come check it out. Not only will this type of action prevent vandalism and unwanted neighborhood visitors, but it will also create a close bond between neighbors that will look positive to potential home buyers.

To protect the value of your home specifically, increase the curb appeal of your home until it looks impeccable. You want potential home buyers to view your home as a smart and worthy investment. If they see a house that shows off flawless qualities, they’ll forget about the cheaper foreclosed homes down the road that display overgrown lawns and peeling paint. To increase your home’s curb appeal, apply a fresh coat of paint to the exterior, fences, benches, front porch poles, mailboxes, garage doors, window shutters and anything that looks used. Also, keep the lawn mowed and the bushes trimmed. Pull weeds from around foliage. For extra appeal, display colorful flowers in pots that flank the front entryway.

Once you reach the goal of gaining interest in potential buyers, don’t lose that interest. Instead of immediately agreeing to lower your price to compete with foreclosed prices, explain to the buyers that your home’s value is worth more than that. Pull up to a home—any home, anywhere—and evaluate what you see. That initial impression you get, created by everything from the surrounding landscaping to the building’s façade, determines the curb appeal of that property.

A popular buzzword in today’s real estate, curb appeal means simply what you’d expect: it is the appeal of a lot as seen from the curb.

Because it is primarily concerned with first impressions, curb appeal becomes all-important in terms of a home sale. As in job interviews, first dates and meetings with new business clients, you only get one chance to make a first impression. The opportunity to impress a buyer can disappear in moments, and what the exterior of your home says can just as easily turn a buyer away as it can lure him or her inside.

At the same time, when done right, curb appeal has the potential to wow interested buyers, making them say things like, “This is the one!” before even opening the front door. So it’s no surprise that this hot topic has inspired several television programs and remains a common subject of home-improvement magazines and Web sites.

If you’re selling a home, make sure it starts off on the right foot with potential buyers! Here are five factors that contribute to curb appeal: Evaluate each from the perspective of a visitor. Strengthening these aspects will strengthen your home’s curb appeal!

It’s a basic fact: Make it easy for buyers to see themselves in your home, and you make it easy for them to make you an offer. The thing that encourages this feeling could be called the secret to the home-selling process: staging. Effective staging should showcase your home’s strengths by opening up the rooms with strategic furniture and décor placement. It uses proper maintenance and appealing aesthetics to woo buyers. Here’s how:
1. Focus on Firsts: First impressions, that is. You only get one chance to make an impression, so the exterior of your home (what buyers see first) matters. Manicure the lawn, trim hedges, plant colorful flowers. Make sure anything that needs to be repaired receives attention. Aim to greet first-time visitors with a WOW factor.

2. Clean: Concentrate on the main living areas and the focal points of the home, the spots that guests are most likely to see. Ideally, you’ll want to work thoroughly through this step, getting into every nook and cranny of your residence. However, if you’re crunched for time, don’t worry so much about the less noticeable places.

3. Declutter: Especially in high-traffic areas like hallways, remove every bit of unnecessary stuff. Whether this means selling, putting things away in storage or giving donations to Goodwill, it’s time. Once your home sells, you’ll be moving anyway, so it makes sense.

Now that we’ve already celebrated Halloween and Thanksgiving, the winter holidays are right around the corner! During this time, many people are focused on shopping for gifts and preparing for parties. So how do you keep buyers interested in seeing your property? Here are a few tips for selling your home during the winter holidays:

Create a warm, cozy environment

If you live in a cold, snowy part of the country, make sure that the thermostat is turned up a bit. This way, when you show your home, potential buyers will step out of the blustery winds into a toasty, comfy home. You may also want to light up the fireplace, if you have one. However, make sure that it is not distracting, taking away from the rest of the home. And don’t forget about holiday music! Play some softly and give your property the perfect amount of holiday cheer.

Minimize the decorations

Feel free to put up seasonal decorations. Decorate a small tree, place a wreath on the front door and string lights along the exterior gutters. Just don’t overdo it. Give buyers a chance to imagine how they would decorate each space for the holidays. Also, if you keep a lot of decorations stored away, and your house sells right around the holidays, you won’t have much to box up for the big move!

Serve up some holiday treats

These days, everybody seems to need more space. And whether you’re trying to sell your current home or just looking for new storage methods, options are available that you might have overlooked!

Maximize your square footage with these clever ways to de-clutter and add storage space!

In the garage, take advantage of every inch of space. This includes the ceiling! Hang a bicycle rack, place boards across the rafters to create a “loft” or hang a bag of sports equipment. Then add shelves to the walls.

In the bathroom, add a shelving unit over the toilet. Use clear or wire trays in the cabinets so that you can see into them for what you want. Store things together that you use together. If your linen closet is on overload, roll up towels and place them in a basket on the sink. If you own a pedestal sink, surround it with a skirt to store items underneath.

If you absolutely need more closet space, investigate what rests behind your walls. Many areas are just drywall and paneling. Unless you find wiring, you can create a closet or custom cabinetry in the wall!

In the kitchen, add a pantry or an island for extra storage space. On the budget side, add a cart on wheels that you can place anywhere.

Use long table cloths or bed skirts to secretly hide storage underneath a table or bed. From an outsider’s point of view, it’s smart decorating. Only you will know what they can’t see!

Instead of purchasing a coffee table, use a chest that you can fill with blankets, pictures or dishware. Instead of displaying end tables on the sides of your bed, use nightstands with cabinets. Chic furniture can multi-task!

Organize! Label boxes in the closets, attics and under the beds. Write what is inside, number them or take pictures. Decorate the boxes. Make organization fun! That way, you don’t even need to hide your storage.

The key to keep in mind with your organizing is enhancing your home: the better your creative organization, the more spacious your home becomes! This is a plus for you while you live in your home and an even bigger plus for buyers who come to visit. Sellers, take note: storage matters!

Whether you’re currently in the market for a new home, looking to sell the one you live in or very comfortable in your current place, one thing’s for sure: you’ll want to think about resale value.

Resale value, a frequent buzzword in the real estate market, simply refers to the ability of a property to be resold after being purchased. When people discuss this factor, they’re looking at probabilities and future conditions, some of which are predictable and some of which are not. Take, for example, neighborhood. There can be indications of what direction a neighborhood is heading (i.e., lots of new, affluent developments may hint at rising value), but some changes come without expectation: the local school system gets featured as a top district five years from now (value up) or crime/violence increases throughout the area (value down).

So what you want to focus on, in terms of making your home’s resale value its strongest, are the factors within your control. There are some characteristics that will, generally speaking, may a home appeal to a greater pool of buyers. Knowing what these characteristics are can help you know what your home (or your potential new home) has to offer.

+ Bedrooms/baths: It just makes sense: because of the versatility, space and accommodations of larger homes, more buyers are looking for places with at least three to four bedrooms.

+ Views: Surrounding beauty, whether waterfront, woods or something else, can make a property stand out amongst the competition.

Depersonalize Your Home

As we’ve said here before on the Buy Owner Blog, one of the ways to make your home more marketable is to depersonalize it. This is important because potential home owners want to visualize themselves, not the current owners, living in their new home.

Selling your home is, of course, an emotional time. You’ve made plenty of memories, and taking away some of your personality can be a painful experience. It’s necessary though so you can move on quicker and start making new memories in your new place. The people buying your home will want do the same.

There are many common problems sellers face when it comes to depersonalizing their home to make it more marketable. Take a look, and see if any of these hang-ups might be to blame in your home:

Problem #1: You have outrageously painted walls or wild wallpaper.

Solution: Strip the wallpaper off and repaint the walls. Painting is one of the cheapest and most effective ways to change a room. If you have over-the-top colors on the walls, head to your local home improvement store and opt for something softer and more neutral. This opens up the space and helps potential buyers see the room’s advantages.

Problem #2: There are too many photos of your family, friends or pets around. They’re on the walls, sitting on shelves, taking over the fireplace mantel. In short, they’re everywhere.

Solution: Remove the pictures, or at least most of them. Potential buyers will be easily distracted if there are too many photos of the family around. They will begin to focus on a recent wedding, a fun vacation or a special event and not on the architectural details and positives of the home itself. Keep up a few, spread throughout the home so it doesn’t look barren.

Problem #3: You’ve got religious items all throughout your home.

Solution: While it’s perfectly fine to be proud of your religious affiliation, not all potential home buyers will feel the same. Religion is something very personal, and chances are, you’ll have potential buyers from different religious backgrounds coming through your home as well as people who may not be religious at all. Store these items in a safe place while showing your home so it appears to be a neutral space, free from any sort of bias.

Problem #4: You’ve got clutter and an assortment of knick knacks all over. Trophies, collections and hobbies are all on display for everyone to see.

Solution: Again, not everyone will share your passions, and so they are not really interested in seeing it displayed. You want potential buyers to notice your home’s convenient layout, how big the rooms are or how high the ceilings soar above them, not that you were the soccer team’s MVP all through high school and college.

Problem #5: You’ve got a pet who has taken over ruling the home.

Solution: Potential homebuyers may not want or like pets. Many people are afraid of dogs and cats, and if they make contact with yours, it might turn them off to your home. If you have a cat, make sure you keep the litter box clean and out of sight. Keep pets out of sight when you’re showing your home, and keep pet hair off your furniture.

Problem #6: You’ve got an overly decorated fridge.

Solution: There’s nothing wrong with displaying your kids’ artwork, but now is not the time.  It’s not something potential buyers are interested in, but rather it’s another distraction that keeps them from visualizing themselves in your home. Likewise, they are not interested in the dozens of magnets you’ve collected over the years. Remove the unnecessary clutter and, if you need some sort of fridge décor, only keep up a couple of neutral magnets.

The point is not to make your home look sterile and stripped of character, but to make it neutral so a wide variety of potential buyers can envision themselves living there.

If you’re selling your home, make peace with the fact that you will need to depersonalize and get started! Just remember, when potential buyers can see themselves living in your home, they will be more inclined to make you an offer.
