Spring is wrapping up and summer is quickly approaching, which most people would consider the busiest months of the year! The sun shines for longer hours, the children conclude their year of schoolwork, gardens and yard foliage burst back to life, festivals arise around every town, outdoor amusement parks and pools reopen and people just generally leave the comfort of their home more regularly!

As a home seller, all of these aspects of summer can help you sell if you know how to promote your surroundings.

When selling, you tend to think that it’s all about the house. Usually, it is. That’s why you should keep the inside clean and decluttered, keep the outside inviting and visually appealing, and keep everything updated and desirable. However, when the summer months are upon us, it’s also equally important to show your potential buyers why they not only want to buy your house, but why they want to buy your house and its location! How do you do that? Research!

Start researching your community’s calendar now, so that when the summer slew of potential homebuyers start flocking to your open houses and following up with your advertisements, you will have already acquired a whole list of reasons why they should want to move here! When making a list, start with reasons closest to your house, and then continue the list as you move further away. Then, decide what reasons your potential homebuyer would be interested in most. For example, if it is a family with young children, mention the neighborhood parks or local schools. If it’s a newlywed couple, mention the renowned cuisine or the waterfront boardwalk.

More examples to include on the list:

  • Neighborhood perks: friendly neighbors you’ve known forever, garbage and recycling services, included maintenance, local parks or bike paths, block parties, community amenities and services, local bus stops.
  • Community perks: favorite area restaurants, distance to convenience stores and malls, family-owned establishments, distance to expressways and other means of transportation, all area churches, schools with impressive ratings, parks and recreational activities, fitness centers, local volunteer groups, book clubs.
  • Specialty perks: most popular seasonal festivals, nearby tourist attractions, free events in parks or through local groups or schools, holiday decorations, gatherings or celebrations, local school programs, parades, bar crawls, charities.

Gain information from sites and bulletin boards in the area, such as those of the park district, schools, churches, local shops and meeting halls, but more importantly, sit down and think about what you’ve loved most about the area. Personal stories and emotions are worth more than a whole list of impersonal perks. Good luck!

How to Get Showing Feedback

One of the most important steps to selling your home is getting buyers to come see it. This is what advertising is all about: getting the word out about your for-sale property and bringing people through your home to show off its features. But what should you do if, after they come to visit, potential buyers aren’t making offers?

If many people have come through your home without making any legitimate offers, it’s time to reconsider your selling strategy. First and foremost: are you priced correctly? In recent Buy Owner Blog article, “The #1 Mistake of Home Sellers,“ we pointed out that pricing your home incorrectly can prevent buyers from inquiring or visiting your property. Likewise, overpricing may become even more obvious for the sellers that do come for a home tour. If your home’s been on the market for a while, especially, you’ll want to reevaluate the asking price, making sure it’s in line with current values in your area and for similar homes.

Another important consideration is the way you show your home. Be careful to avoid common showing mistakes (see this article, ”The Top 5 Mistakes Sellers Make When Showing Homes”). Also, you may want to ask for feedback in a conversational way after the buyers have visited. Getting answers from them will help you see trends, if any, that are preventing buyers from making offers.

For some ideas of what to ask, consider the following questions:

• Are there any questions I can answer for you?
• What did you like?
• Was there anything you didn’t like?
• How does this home compare to others you’ve toured?
• Have other properties you’ve looked at been in the same price range?
• Did other properties in this price range have similar amenities?

When holding an open house that draws many potential buyers at one time, a great way to gather feedback is by putting out comment cards, complete with pens, near a basket or box. Invite visitors to anonymously fill out these cards after touring your residence, providing you with a variety of opinions at once.

If you’re selling your home, this list of 101 tips is definitely a must-read. In today’s slower market, it’s not enough to stick a sign in the front yard and continue life as usual. Buyers have more than enough homes to choose from, so sellers need to be proactive about getting their properties noticed.

Essentially, selling in a slow market is all about outshining the competition. Here are some specific tips, tricks and ideas to send you on your way:

1. Price accurately.
2. Be aware of market conditions.
3. Look at other for-sale homes within a half mile or less.
4. Look at other similar, recently sold (within the last three months) homes in the area.
5. Get a presale home inspection or appraisal.
6. Set an asking price that reflects an understanding of the current market.
7. If you want to sell fast, aim to be 10% lower than similar homes in the same area. Buyers will take notice!
8. Offer incentives, if possible.

9. Market aggressively through Buy Owner.

Whether you’re currently in the market for a new home, looking to sell the one you live in or very comfortable in your current place, one thing’s for sure: you’ll want to think about resale value.

Resale value, a frequent buzzword in the real estate market, simply refers to the ability of a property to be resold after being purchased. When people discuss this factor, they’re looking at probabilities and future conditions, some of which are predictable and some of which are not. Take, for example, neighborhood. There can be indications of what direction a neighborhood is heading (i.e., lots of new, affluent developments may hint at rising value), but some changes come without expectation: the local school system gets featured as a top district five years from now (value up) or crime/violence increases throughout the area (value down).

So what you want to focus on, in terms of making your home’s resale value its strongest, are the factors within your control. There are some characteristics that will, generally speaking, may a home appeal to a greater pool of buyers. Knowing what these characteristics are can help you know what your home (or your potential new home) has to offer.

+ Bedrooms/baths: It just makes sense: because of the versatility, space and accommodations of larger homes, more buyers are looking for places with at least three to four bedrooms.

+ Views: Surrounding beauty, whether waterfront, woods or something else, can make a property stand out amongst the competition.

+ Landscaping: Well-chosen landscaping can make a huge impact on how buyers view your property, especially because it’s often the first thing they notice. According to Plant-care.com, good landscaping can increase property values by up to 15%!

+ Square footage/storage space: Sometimes buyers look for minimum square footage amounts in their searches, meaning a home with too little space could be ruled out. Often, the more finished living space your home offers, the more potential buyers it will appeal to.

+ Garage: If your property is driving distance from most conveniences, anyone who buys it will probably have a car. And if the buyers have cars, they’ll want a place to put them. That’s why adding a garage can be another smart investment, particularly for homes located in colder climates that are prone to harsh weather.

+ Kitchen: To many buyers, the kitchen is a home’s most important asset. It makes sense to replace outdated appliances and fixtures; just don’t go overboard. If looking to add resale value, choose quality materials that aren’t too taste-specific.

Depersonalize Your Home

As we’ve said here before on the Buy Owner Blog, one of the ways to make your home more marketable is to depersonalize it. This is important because potential home owners want to visualize themselves, not the current owners, living in their new home.

Selling your home is, of course, an emotional time. You’ve made plenty of memories, and taking away some of your personality can be a painful experience. It’s necessary though so you can move on quicker and start making new memories in your new place. The people buying your home will want do the same.

There are many common problems sellers face when it comes to depersonalizing their home to make it more marketable. Take a look, and see if any of these hang-ups might be to blame in your home:

Problem #1: You have outrageously painted walls or wild wallpaper.

Solution: Strip the wallpaper off and repaint the walls. Painting is one of the cheapest and most effective ways to change a room. If you have over-the-top colors on the walls, head to your local home improvement store and opt for something softer and more neutral. This opens up the space and helps potential buyers see the room’s advantages.

Problem #2: There are too many photos of your family, friends or pets around. They’re on the walls, sitting on shelves, taking over the fireplace mantel. In short, they’re everywhere.

Solution: Remove the pictures, or at least most of them. Potential buyers will be easily distracted if there are too many photos of the family around. They will begin to focus on a recent wedding, a fun vacation or a special event and not on the architectural details and positives of the home itself. Keep up a few, spread throughout the home so it doesn’t look barren.

Problem #3: You’ve got religious items all throughout your home.

Solution: While it’s perfectly fine to be proud of your religious affiliation, not all potential home buyers will feel the same. Religion is something very personal, and chances are, you’ll have potential buyers from different religious backgrounds coming through your home as well as people who may not be religious at all. Store these items in a safe place while showing your home so it appears to be a neutral space, free from any sort of bias.

Problem #4: You’ve got clutter and an assortment of knick knacks all over. Trophies, collections and hobbies are all on display for everyone to see.

Solution: Again, not everyone will share your passions, and so they are not really interested in seeing it displayed. You want potential buyers to notice your home’s convenient layout, how big the rooms are or how high the ceilings soar above them, not that you were the soccer team’s MVP all through high school and college.

Problem #5: You’ve got a pet who has taken over ruling the home.

Solution: Potential homebuyers may not want or like pets. Many people are afraid of dogs and cats, and if they make contact with yours, it might turn them off to your home. If you have a cat, make sure you keep the litter box clean and out of sight. Keep pets out of sight when you’re showing your home, and keep pet hair off your furniture.

Problem #6: You’ve got an overly decorated fridge.

Solution: There’s nothing wrong with displaying your kids’ artwork, but now is not the time.  It’s not something potential buyers are interested in, but rather it’s another distraction that keeps them from visualizing themselves in your home. Likewise, they are not interested in the dozens of magnets you’ve collected over the years. Remove the unnecessary clutter and, if you need some sort of fridge décor, only keep up a couple of neutral magnets.

The point is not to make your home look sterile and stripped of character, but to make it neutral so a wide variety of potential buyers can envision themselves living there.

If you’re selling your home, make peace with the fact that you will need to depersonalize and get started! Just remember, when potential buyers can see themselves living in your home, they will be more inclined to make you an offer.

6 Decorating Don’ts When Selling Your Home

Motivated sellers know that putting time and energy into preparing a home to sell can more than pay off in the end. Getting things clean, organized and up-to-date is all part of the process. But what many sellers may not know is how important the specifics of these changes can be.

How can you know what updates to make? When you replace things-from carpeting to kitchen appliances-should you go with top-of-the-line or more moderately priced?

The most important thing to remember is to make decorating decisions that emphasize your house, not your style. Here are six tips to get you started:

  1. DON’T paint with bold colors: Repainting the walls of your home’s interior may be a very good idea, especially if you have spots, stains or any kind of damage showing. But if you repaint, choose neutral colors that could accommodate a variety of tastes. Remember, your preferences don’t matter here-this is about appealing to the largest number of potential buyers.
  2. DON’T showcase personal mementos: It’s no secret that well-framed photographs can make a house a home. However, when you’re selling, you want to remove yourself as much as possible from the decorating. Take down degrees, kids’ artwork and anything that may overemphasize your personality.  Focus on making your home a blank slate for someone else’s living space.
  3. DON’T install the most expensive appliances: If your kitchen appliances are very dated, you should probably replace them. Don’t choose the fanciest, most upscale products, however. Remember that everyone’s taste is different. What you want to choose is something simple, clean and modern, which makes the kitchen look its best.
  4. DON’T install the most expensive carpeting: If you’ve lived in your home for a while, you’ve probably seen some wear and tear on your flooring.
  5. DON’T fix what ain’t broke: Now is not the time to make gigantic, sweeping changes to your residence that aren’t necessary. Also, don’t remodel features that are already in good condition.
  6. DON’T continue living as you always have: As soon as you decide to sell, you need to switch gears in the way you’ve been living. Put as much of your things away or into storage as possible. Declutter. Clean out spaces. Only leave out enough furniture to define living spaces.

12 Steps to Prepare for a Summer Open House

red doorLonger daylight hours. Sun-filled afternoons. Green grass and blooming flowers. These are just a few of the reasons summer is a great time to host an open house, inviting potential buyers to walk through your home’s interior and see it at its finest.

In preparing for your open house, you’ll want to do everything you can to make the showing a success. Remember, putting in the prep work now can pay off with big rewards later. One visitor to your open house could be the buyer you’ve been waiting for!

Here are some tips for getting your home ready for a showing. Follow them, and you’re sure to wow potential buyers at your open house!

1. Decorate your entryway: First impressions are of first importance. Buyers will walk up to the entrance before you even meet them; you don’t want to scare them away! Sweep the front steps/walkway. Place potted flowers next to the door, or plant colorful flowers nearby. Other ideas worth considering: repaint/replace the doorway, add a new light fixture or shine/replace house numbers.

2. Manicure your lawn/landscaping: Before your scheduled open house, cut the grass, trim your hedges and pull weeds. Get all your outdoor foliage looking its best, so it can complement your home most beautifully.

3. Spruce up the exterior: Repainting or power-washing your home’s siding might be a smart investment, especially if it’s been a while since you last did so. Remember, the goal at your open house is to showcase your home when it’s looking its best. Buyers should only be thinking how nice it would be to live there, not how much work would be required to get it looking good.

4. Clean, clean, clean: Every nook and cranny of your home should be absolutely spotless. Take out the trash. Wash the windows. Vacuum, mop and sweep up floors. Wash down the walls. Organize your things.

5. Depersonalize: Take down personal mementos, including diplomas, photos and other knick-knacks. All of these items will detract from the buyer’s ability to see him- or herself living in your home. 6. Make any necessary repairs: This should be obvious, but it is worth saying—if anything is broken, fix it before the open house! Have you been waiting to replace the broken window in the bathroom, or were you putting off cleaning or replacing the stained carpeting in the living areas? Now’s the time!
