Sellers, when you are showing your home to potential buyers, it’s important to put its best foot forward. Simply put, the properties that show the best, sell the best. Make it easy for a buyer to imagine living in your home, and you make it easy for him or her to make an offer.

Here are some common mistakes sellers make when showing their homes. Avoid these tendencies, and you’re on the road to an effective showing:

1. Being inflexible about scheduling.

When a buyer calls to schedule a showing, don’t be immovable about times/dates to show. Be as accommodating as possible within your schedule restraints, and understand that getting the buyer to see your home is a crucial step in obtaining an offer.

2. Hovering over buyers in the home.

Think of how you’d feel, walking through a home you’re interested in, with the seller following you around you and inspecting your every move. You might be afraid to really examine the home, feeling instead self-conscious about being watched.

3. Rushing buyers out the door.

Don’t pressure or rush the buyers! Give them space to think! Take buyers on a tour, and be available. But try to make them feel comfortable as much as you can.

4. Leaving everything a mess.

By all means, as soon as you decide to sell your home, clean it! Get rid of clutter and box up unused items. Think about showcasing your home’s features, not the features of your decorating style.

5. Not creating the right mood/atmosphere inside.

Before the showing time, open all the window shades, turn on lights and maybe even light some unscented candles. If you want to make cookies, make sure to have some available for the visitors. Many times, homeowners will find new appliances make a huge difference in the look and feel of their kitchens. Rather than totally overhauling your room, simply replacing the appliances can add the newer feel you’re seeking.

2)      What’s Your Primary Reason for Updating?

If you’re planning to use the kitchen for a while before selling, then your needs are most important: Are your current appliances hindering your ability to use the kitchen to its fullest? Then it’s time to replace them.

If you’re mainly updating to attract buyers, think versatility. Remember very unique styles or extremely high-end options, even if expensive, could turn off some buyers due to personal tastes. Before making large purchases, consider the impact such purchases could have on your appeal to the largest number of home viewers.

Bottom line: updating appliances is worth investigating, especially if your current ones are old or out-of-date. Shop around, look at your options and go with something with mass appeal.

However, if you plan on taking a small vacation, or if you are purchasing a home out of state, and need to travel to finalize the moving process, how do you show your home while you are out of town? Consider these options:
