Take swimming pools, for example. Buyers shopping for a house in a warm climate may shriek with excitement when they see you have a swimming pool in your backyard. They’ll be able to keep cool on a hot day. However, those looking for a house in a location that boasts chilly winters may think twice before purchasing your poolside abode. Why would they need a pool when it’s 10 below and snowing for three to four months out of the year?

Here are some things you need to consider before adding a swimming pool:

• Location: Think about how the climate is in your area on a month to month basis. Can your pool be used year round? Some locations are quite cold during certain times of the year, forcing residents to utilize a swimming pool for only three to five months.

• Neighbors: Do other homes in your neighborhood have pools? If you’re the only one on the block, you may have an advantage.

• Zoning: Are you allowed to add a swimming pool? If you live in a gated community, you might not be able to buy one, if you’re already paying dues to use a community pool. Check your village hall or home owner’s association.

• Cost: How much are you willing to spend? Inground pools are pricey, but they are more aesthetically pleasing than aboveground pools. Pool lining also varies, with fiberglass, cement and vinyl options ranging from high to low in price. You need to choose the type of pool based on the amount of money you will be able to make back once you sell your home.

• Maintenance: Auto-cleaning pools are more desirable to a potential buyer. Sometimes, when buyers see a pool, the first thing they think about is all the work they will have to do to maintain it. The less work they have to do, the more they will be into the idea of owning a home with a pool.

Staging the Backyard

Here at Buy Owner, we have given you tips on staging your home for the summer. But what about the backyard? Chances are that potential buyers will want to spend a lot of time outdoors if you have a patio, a lanai or a swimming pool. So why not make the space fun and inviting?

Lanai/Patio
• Create the same feeling you would inside the living room; comfy outdoor furniture is a must.
• A dining area, with a table and chairs, is essential if you want to entertain outside.
• If you lanai is enclosed, potted plants will seamlessly connect this indoor space with the rest of the foliage in the backyard.
• If your patio is open, plant a garden nearby to catch the eye.
• Offer open house visitors some fruits or veggies from a tray you place on the patio table. However, if the patio is unscreened, completely outdoors, do not leave the tray outside and unattended where bugs and animals can get at the food.
• Set up the Wi-Fi capabilities to extend to the outdoor perimeter of your property.

Swimming Pool

Open Grass
• Consider adding a cement or brick paver patio.
• Create a small sitting area with all-weather whicker or wood furniture. Give the buyers something to do with the space. You can even offer to sell the brand-new patio furniture.
• If the lawn is bare, add foliage! You cannot expect trees to grow tall over night. Adding bushes and flowers is a start.
• Aluminum or wood sheds are great places to store equipment to maintain the pool or the landscaping.
• Create a “workout space,” complete with basketball hoop, a mini trampoline and plenty of room to lift free weights or do yoga.
• Build a fire pit, a custom bar or a niche for an outdoor grill.

Converting Porches

Picture yourself in hot and sunny Orlando. You’re sitting on a spacious, open patio during a peaceful evening. Suddenly, you feel little mosquitoes pecking at your legs and you have to rush into the house!

Now imagine relaxing on your partially covered patio while enjoying the crisp, fall weather Chicago has to offer. Without a moment’s notice, the wind picks up, it starts raining, and you are soaked from head to toe.

Wouldn’t you like to get away from all of this? These two examples demonstrate exactly why it makes sense to enclose your porch. Enjoy maximum usability, year-round!

An existing porch that boasts a well-constructed ceiling and roof offers a ton of potential for the space to be enclosed into a sunroom. The advantage of having a sunroom allows homeowners to enjoy the outdoors without the hassle of being bothered by pesky insects, light rain and varying hot/cold temperatures.

The four components you must consider when constructing an enclosed porch are insulation, temperature, electrical power and lighting.

Insulation & Temperature
In order to determine how much insulation is needed, you must decide the purpose your enclosed patio will serve. If you would like this space to function as a home office, the walls and the ceiling should be fully insulated for temperature control. If you would like to construct a sunroom, the space should be screened-in, or walls (with very little insulation) should boast wall-to-wall glass windows. You may even want to add a sliding glass door for extra ventilation and access to the backyard. It is possible to extend your existing heating and cooling systems from the main house into the converted sunroom. Another option is to add ceiling fans, air-conditioning wall units or baseboards heaters.

Electrical Power & Lighting
Your existing electrical system can be extended into the sunroom. However, the best part about having a sunroom is taking advantage of the natural lighting. Walls of windows not only offer breathtaking nature views, but they also allow streams of sunlight to pour into the space. Consider building skylights into the ceiling! Additional lights allow you to enjoy peaceful nights inside the sunroom, and surround sound speakers are great for parties!

No matter what size yard you own, a casual sitting area can help make the most out of the space you were given. Whether it’s a massive backyard sanctuary or a mini cement patio, this area can accommodate an abundant number of extra activities with perks that go along with each one.

Here are 10 benefits to owning a terrace in your backyard:

  1. More usable space. Most people own a backyard, but some people never step foot in the yard unless it’s to mow the lawn. However, if you add a solid sitting area to this space, you’ll be more apt to use it. A solid surface offers a place to sit or stand comfortably without bugs crawling around you, grass tickling your ankles and allergies acting up. You have this solid area for the sole purpose of using it, so you most likely will. A side perk is that you’ll have less grass to mow with a patio or deck taking up space!
  2. Room to relax. After a long day of work or stress, sometimes you just need to unwind. Relaxing outdoors won’t cause you to feel as lazy as if you chose to take a nap on the couch with the blinds shut. Sunbathe on a lounge chair while the sunshine soaks you with vitamin D, or sit under a roof or in a screened-in lanai so you don’t have to bother with poor weather, annoying bugs, other neighbors and strong winds. Either way, you’ll receive fresh air and you’ll still sleep soundly at night.
  3. A social spot! Inside parties can get crammed and stuffy, but inviting guests to a backyard barbeque is appealing and efficient. You’ll save energy by not using the oven, your kitchen won’t become hot and smoky, you can feel good about spending time outdoors, and you get to enjoy delicious food aromas and tastes. Barbeques are also a great way to spruce up your eating patterns.
  4. Perfect for a pool. If you still want to incorporate social activities into your backyard time but you don’t want to grill, think about adding a pool. Usually with a pool, a patio or a deck is included in the plan. You’re halfway there already! A pool adds tons of extra amenities. Swimming, exercising, soothing sounds, relaxation and social activities are suddenly available to you everyday without driving anywhere! You can now define your backyard as a true party place. Would you rather relax your tense muscles? Have a whirlpool or Jacuzzi put in for a serene escape in the outdoors.
  5. Showcase style. Even if you don’t partake in many activities, a backyard sitting area can flourish with design and style. Patios come in all shapes and sizes. Lanais add a sense of luxury. Add some gardens and landscaping around this area, perhaps even a fountain for soothing water sounds, and you’ve created your very own backyard paradise that others will admire.
  6. Great for other add-ons. Add little items to this area, and you can change the whole atmosphere. If you’d like to gather a group of guests to one area, add a table umbrella. It allows a colorful, inviting item to inform guests where to reside. A fire pit allows an entire new social activity. Now you can make s’mores, tell ghost stories or lead a group sing-along. A fire pit creates a happy, peaceful atmosphere. Instead of tables and chairs, perhaps buy a swing to add to your personalized backyard. A swing could offer a romantic sitting area or just be a great place to curl up and read a book. Still looking to take that afternoon nap? Set up a hammock. So many items can be added at any time to make life more comfortable for you.
  7. Plenty of options. If you deal with the changes in seasons and inclement weather, perhaps you don’t feel like a backyard escape is worth your time and money. Roofs and screens can help with that, but you can also purchase a heater to warm up the area. Don’t let excuses ruin your chance of enjoying your own backyard.
  8. Streaming sunlight inside. If you do have a patio or deck outside, you need an entrance. Many houses provide multiple doors that lead to the outside area. Sliding doors or French doors allow natural light to stream into the home, making it brighter and homier.
  9. Distraction from electricity. With the more time you spend outdoors, the less time you’ll watch TV, play video games, browse the Internet and use kitchen appliances. Not only are you helping the environment by using up less energy, but you are saving yourself a hefty electric bill!
  10. Good for your health. Spending time outdoors is healthy. The sun provides vitamin D, the air is fresh, the sounds are peaceful and the experience is overall relaxing.

oasisIf you are a homeowner, chances are you’ve heard the term “backyard oasis” before. Backyards have become a big selling point for people looking to purchase a home. Whether you are going to be selling your home or you just want to enjoy your yard to its full potential, here are some pointers for creating a relaxing backyard retreat.

All decked out

A backyard deck offers the perfect place to entertain guests. Consider adding a wood deck or a brick or concrete patio, or expanding an existing one.

Under the weather

Cover your patio or deck with a roof or enclose it with a screen so you will be able to enjoy it all year long, even when it’s raining outside.

On the fence

A fence can add privacy as well as decorative flair. Instead of a basic wood fence, try something like an aluminum fence, but make sure that it complements your decorating scheme.

Keep ‘em separated

Use plants, curtains, screens, or even furniture to create separate spaces that flow together. Each area should serve an individual purpose while still being part of the bigger picture.

Force of nature

Work with nature, not against it. Strategically place a pond where the sun will hit it, not hidden under trees where it will be buried by leaves and debris.

Lighten up

Lighting is a key aspect of ambiance, but don’t go overboard. Use dim lighting for elegance or illuminate a plant or a tree for a more dramatic effect.

Flower power

Decorate your yard with an assortment of colorful flowers and vibrant plants, and, if you have a green thumb, plant a garden. Find out what plants will flourish in your location.

On the level

Installing a hot tub or an inground pool so that it is level with a surrounding deck will create consistent lines. An aboveground pool can be buried in the ground for the same effect.

Fire it up

Adding a grill or a fire pit will make your yard an ideal cooking and entertaining space. Also consider outdoor heaters, which will allow you to utilize your oasis in cooler weather.

If this all sounds great but a little beyond your budget, don’t worry. This can be done on any price plan! The key to a creating a backyard paradise is to make it a luxurious yet functional escape.  First make sure there is plenty of comfortable seating available. Then pick the features that appeal the most to you, and forget about the others. Even the smallest thing will help create the perfect atmosphere for relaxing or entertaining.
